Fees To Landlord

Option 1     Full Management Service with Rent Guarantee

• Initial one off administration fee of £300 inclusive of VAT
• and 12% of the rent pcm, inclusive of VAT
• Rent Guarantee Payment Cover – 3.54% inclusive of VAT with £50,000 legal cover.
• This cover pays out within 15 working days of rent due date. No excess applicable.
• Renew a Tenancy Agreement – £48 inclusive of VAT
• Re-Let a Property for a new tenant – £240 inclusive of VAT (One off administration fee per tenancy)
• Annual Tax Return Statement – £36 inclusive of VAT (Optional annual charge)

Option 2     Full Management Service

• and 12% of the rent pcm, inclusive of VAT
• Renew a Tenancy Agreement – £48 inclusive of VAT
• Re-Let a Property for a new tenant – £300 inclusive of VAT (One off administration fee per tenancy)
• Annual Tax Return Statement – £36 inc VAT (Optional annual charge)

Option 3     Find Only Service

• Property rental value up to £700 pcm – One off payment per tenancy. £420 inclusive of VAT
• Property rental value over £700 pcm – One off payment per tenancy.
• 60% of first month’s rent inclusive of VAT

TAKING OVER THE MANAGEMENT OF YOUR PROPERTY

Due to the introduction of Rent Smart wales and Landlord Registration we now offer a hassle free service to take over the management of your property with a tenant in Situ.

A thorough assessment of your property will be carried out prior to the required right to rent tenant checks, a new ARLA tenancy being drafted and the bond being protected with the TDS and held in Roberts & Co Property management Client Account.

The charges for this service are:

• Initial one off tenancy set up fee of £120 inclusive of VAT
• and 12% of the rent pcm, inclusive of VAT
• Renew a Tenancy Agreement – £48 inclusive of VAT
• Re-Let a Property for a new tenant – £240 inclusive of VAT (One off administration fee per tenancy)
• Annual Tax Return Statement – £36 inc VAT (Optional annual charge)

We will then take over the full day to day management including:

• Property inspections
• Rent collection
• Maintenance handling

Fees to Tenants

• The application fees for a single adult tenant is £225 inclusive of VAT
• £50 inclusive of VAT for each additional adult.
• £75 inclusive of VAT for a guarantor

Once an application fee is paid the property will be withdrawn from the market for a period of 2 working days. If the applicant has not submitted all of the necessary paperwork required (stated below) the agent holds the right to re-advertise the property, cancel the application and retain the application fee.

Under no circumstances will applicants with unsatisfied county court judgements be considered as an applicant.

A guarantor will be required under the following circumstances subject to the landlord’s approval:
If the applicant has bad credit history, receives housing benefit, is in temporary employment, has a low income or cannot prove their income.

• The bond chargeable is specific to each property. Please ask for further Information.

All applicants will be required to provide the following information. This is also applicable to guarantors
• 3 months of bank statements (6 months of personal bank statements if self-employed and/or the previous year’s tax return)
• Passport or Photo Driving Licence accompanied by UK birth Certificate.
• A recent utility bill in the applicant’s name. (Issued within the last 3 months)
• A fully completed application form for all tenants over the age of 18

If A tenant needs to be removed from the tenancy and a new tenant added there will be a Tenancy amendment fee of £90 inclusive of VAT.

If a tenant wishes to renew their tenancy at any point there will be a renewal fee of £40 inclusive of VAT.
